In a sign that the Central Florida industrial market is improving, in the past 60 days Matt Sullivan, SIOR, CCIM, and Wilson McDowell, CCIM, of Colliers International Central Florida have closed 23 industrial deals totaling just over 630,000sf of transactions.
Several notable transactions include leases for Orange County, Super Color and Peninsula Food Service, and investment sales of properties on North Goldenrod Road and University Boulevard.

Colliers International closed on industrial leases that included Special Logistics Southeast LLC, which leased 80,527 square feet of space in Beltway Commerce Center at 10910 Lee Vista Blvd. in Orlando. Matt Sullivan and Wilson McDowell, both of Colliers, represented the tenant. General Supply & Services Inc., also known as Gexpro, leased 32,195 square feet of space in ADC North Building A at 7297 S. Conway Road in Orlando. Sullivan and McDowell represented the landlord, DCT Industrial, and Jared Bonshire of Cushman & Wakefield represented the tenant. NHCS LLC leased 26,344 square feet of space at 2729 Hansrob Road in Orlando. Orlando, FL (March 24, 2010) – The Central Florida Industrial Team of Matt Sullivan, CCIM and Wilson McDowell, CCIM have closed on nine industrial lease deals so far this year totaling over 200,000 SF, despite the sluggish industrial market. “The industrial market continues to have its ups and downs with very little new absorption in the market,” Matt Sullivan remarks, “The bulk of the completed transactions involve existing Tenants moving around the market for better deals.” Preliminary research indicates that we may see an uptick in overall absorption for the first quarter of 2010 but vacancy should continue to increase and more downward pressure on rents should remain. With this in mind Wilson McDowell says, “The ability to be creative in structuring a deal that is mutually beneficial for the Landlord and the Tenant is becoming the recipe for success in this market.”

The world’s largest bottling company will move its local vending machine operation and 85 employees from northwest Orlando to a larger warehouse on the southeast side of town in June.
Atlanta-based beverage maker Coca-Cola Enterprises Inc. (NYSE: CCE) signed a seven-year lease last month for a 70,000-square-foot industrial building in Airport Distribution Center.

2009 took the commerce out of commercial real estate, and local experts don’t expect that to change much in 2010.

Ace World Wide Moving & Storage Co. Inc. has agreed to remain in its space at the Crossroads Distribution Center in south Orlando. The transportation, logistics and relocation services provider renewed for 40,140 square feet at 1125 Gills Drive and 12,450 square feet at 1075 Gills Drive for another five years.

Matt Sullivan, CCIM and Wilson McDowell, CCIM represented Teamwork Labor Services, Inc in the leasing of a 15,368 SF lease in South Orlando. Teamwork’s lease was coming due and was looking to reduce costs in their real estate. Wilson and Matt were able to locate and negotiate a deal on new space less than a mile away from their existing locaiton with terms that allowed Teamwork to transition from their existing warehouse to the new warehouse with minimal costs.

The CFI Team represented the buyer, Altier Properties LLC in the acquistion of an Orlando warehouse and distribution facility for $2.17 million or about $86 per square foot. The building consisted of approximately 24,700 square feet located in southwest Orlando.

The CFI Team represented the seller, Patricia Bitter of Justine Realty Co. LLC of St. Louis. The fully leased manufacturing building with approximately 216,000 SF of space was purchased for $6.38 million, or about $30 per square foot.
